Over the past year, the number of active listings in the entire Austin-Area MLS has increased significantly from 3,586 to 9,169, resulting in a 5.07x increase in months of inventory, from 0.89 to 4.58. In the City of Austin, there has been a 5.2x increase in inventory.

The average list price for active homes in the Austin-Area MLS has increased by 9.51% year over year, currently sitting at $640,878. However, the average sold price this month has decreased by 8.32% year over year to $543,091, with the median sold price at $435,000, a difference of 10.31% year over year.

In the City of Austin, the median sold price has decreased by 2.2% year over year, from $588,000 to $575,000.

These figures demonstrate that as the number of listings has increased significantly, this increase is contributing to a downward pressure on prices.
